Karachi: Karachi is on the verge of a major waterfront transformation as TPL Properties unveils “The Mangrove,” an ambitious mixed-use project set to redefine the city’s skyline.

Backed by TPL REIT Fund I and developed by TPL Developments in collaboration with globally acclaimed architectural firm SSH, “The Mangrove” promises a seamless integration of residential, commercial, and retail spaces in Korangi Creek. The project aims to establish new standards for urban living, blending modern architecture with sustainable practices in Pakistan’s financial hub.

A Visionary Urban Development

Speaking at the curtain-raiser ceremony held on Thursday night at a local hotel, Ali Jameel, CEO of TPL Corp Ltd, revealed that “The Mangrove” spans over 15 million square feet. Strategically located to overlook the serene mangroves, the development combines natural beauty with contemporary conveniences.

The three-tier gated community is positioned in Korangi Creek, ensuring connectivity to DHA and Korangi. The site is bordered by the National Industrial Park to the north and dense mangrove forests to the west, offering a harmonious balance of nature and modernity, Jameel shared.

Key Features and Facilities

“The Mangrove” will include an IT park, office spaces, and a hospitality zone. Designed to foster innovation and collaboration, the project integrates state-of-the-art facilities with eco-friendly elements. “Our vision is to create a legacy that aligns with the aspirations of Karachi’s diverse population,” Jameel emphasized.

Residential options at “The Mangrove” cater to varying family needs, offering up to four-bedroom units and opulent penthouses. Key community features include:

  • A lagoon and boardwalk
  • Mangrove biodiversity park
  • Sports facilities
  • A community center and mosque

The commercial hub boasts co-working spaces, modern office facilities, retail outlets, cafes, and restaurants. This vibrant zone aims to enhance the lifestyle experience while meeting the needs of residents and professionals.

Sustainability at the Core

TPL Properties is committed to sustainability, incorporating eco-friendly elements throughout the development. Jameel stated that the project is designed to contribute positively to the environment and improve residents’ quality of life.

TPL’s Legacy of Innovation

Syed Jamal Baquar, CEO of TPL REIT Management Company, highlighted TPL’s journey, beginning with the establishment of TPL Properties in 2007. The company’s first commercial project, Centre Point, was completed in 2013 and later acquired by a leading bank in 2021 as its head office.

In 2021, TPL REIT Management Company launched Pakistan’s first Shariah-compliant Development Impact Hybrid REIT Fund, TPL REIT Fund I. The fund encompasses three real estate assets totaling 13 million square feet, currently under construction by TPL Developments.

Transforming Karachi’s Urban Landscape

Group Chairman TPL Jameel Yusuf, Rizwan Kari (CEO of TPL Developments), leading bankers, and prominent guests attended the ceremony to celebrate this transformative vision. The event showcased the unique features of “The Mangrove” and its potential to position Karachi as a model for sustainable urban development.

“The Mangrove” is more than a real estate project; it’s a step toward creating a vibrant, inclusive community that reflects the future of urban living in Pakistan.
